Lancaster's Economics Department has launched a new UK Housing Market Observatory, featuring a website that provides detailed analysis of the dynamics of house prices nationwide.
The UK Housing Observatory includes real-time monitoring of real estate markets and indicators of house price exuberance based on statistical methods. The research employs both national and regional data on house prices and personal disposable income to provide a separate evaluation for each regional market as well as one for the UK national market.
The information can be used to identify the time when exuberance escalates in housing markets and the degree of synchronisation across regions in the UK. The evidence is aimed at improving our understanding of housing markets in a way that facilitates the creation of monitoring mechanisms and the design of more effective proactive policies.
